How house shifting works in Dubai

Whether you call it house shifting, home shifting or a house move, most home moves in Dubai follow the same order: a survey or video call so the mover can list your furniture, a written quote, the building permits at both addresses, packing, the move day itself and reassembly at the new home. Packers and movers in Dubai usually do all of this as one job, but you can also book transport only and pack yourself.

Two things make Dubai different from many other cities. Almost every tower and gated community controls when a moving truck may load, and most of them want a move-in or move-out permit before the day. If the permit or the service-lift slot is missing, the crew can be stopped at the gate, and you may still pay for their time.

Plan the move around those two dates first, then fix the packing and transport around them. A month-end or weekend slot is the hardest to get, because tenancies in Dubai often start and end on the same days.

Guides by type of home

A studio, a tower apartment and a villa need different crews, trucks and paperwork. Each guide below covers the rules and costs for that type of home.

  • Villa Movers

Community permits, outdoor items, appliances and typical costs for 3 to 5-bedroom villa moves.

  • Apartment Movers

Tower moves: move permits, service-lift slots, loading bays and typical 1 to 3-bedroom costs.

  • Studio Movers

Small moves: what fits in one truck, studio permits and typical studio moving and packing costs.

Full packing usually adds to these figures; the packing services guide lists typical packing prices by home size. For a wider breakdown of what a Dubai move costs, see the moving prices page.

Furniture moving: single items, wardrobes, flat-pack and heavy pieces

Not every move is a whole home. Many people in Dubai only need a sofa, a bed or a few pieces moved, or they want help taking furniture apart and putting it back together.

Moving a few pieces of furniture

For one to five items, movers usually quote a small truck with two people for a few hours, not a full house move. Measure the largest piece and the lift door before you ask for a price, and say which floors both homes are on. A sofa that does not fit the lift has to go by the stairs, which takes longer and costs more.

Wardrobes, beds and modular units

Large wardrobes, bunk beds, sliding-door units and fitted shelving usually have to come apart to leave the room. Simple beds and tables are often taken apart as part of a full-service move; big modular pieces are often charged per item. Ask the mover to list which pieces it will dismantle and reassemble, and keep the screws and fittings for each piece in a labelled bag.

Flat-pack furniture (IKEA and similar)

Flat-pack chipboard furniture can loosen or crack if it is moved assembled more than once. Some movers prefer to take it apart; others move it whole if it fits through the doors. Ask which they plan to do, and whether they will rebuild it at the new home on the same day.

Heavy and fragile pieces

Marble or glass tables, pianos, safes and large mirrors need extra people, straps, padding or a crate. Mention them at the survey so they are in the quote. The specialty moving guide covers pianos, art and heavy items in detail.

Typical prices for furniture assembly and small jobs

Movers and handyman services in Dubai price these extras separately when they are not part of the main quote.

Typical Dubai market ranges, last checked October 2026
JobTypical range
Furniture take-apart and reassemblyAED 100–400 per item
Handyman visit (curtains, TV mount, small fixes)AED 150–600 per visit

Building permits, lifts and parking at both addresses

Ask both buildings, early, what they need. Emaar Community Management, for example, says a move-in permit must be applied for online at least one business day before the move, with Ejari, Emirates ID and passport copies (see the Emaar move permit guide). wasl says its move permission takes about two working days, and a tenant moving out needs a no-objection letter from the owner. Other developers and towers set their own rules, which the building permits guide lists by developer.

Some towers also hold a refundable damage deposit while the service lift is in use, typically AED 1,000–2,000 where one is charged, and some charge a permit or lift booking fee of up to AED 500. Many charge neither. Book the service-lift slot and the loading bay for the same window as the permit, and check whether the truck can park at the entrance or has to wait in a visitor bay.

What a home move quote usually covers

Full-service quotes differ more in what they leave out than in the headline price. Check each line.

Usually in a full-service quote

  • Crew, truck, fuel and travel within Dubai
  • Furniture blankets and stretch wrap for the move
  • Taking apart and rebuilding standard beds and tables
  • Loading, unloading and placing furniture in the right rooms
  • Packing materials, if you booked packing

Often charged extra or not offered

  • Large wardrobes and modular units, priced per item
  • Curtains, TV wall mounts and light fittings at the new home
  • Disconnecting washing machines, dishwashers and split AC units
  • Long carries from a distant loading bay or extra stair floors
  • Building deposits and permit fees, which go to the building
  • Storage between the move-out and move-in dates

What changes the price of a home move

Volume, not bedrooms
Two 2-bedroom flats can differ by a whole truck load. A survey or a room-by-room video call gives the mover the real volume.
Access at both ends
Service-lift size, the walk from the loading bay and the floor number decide how long loading takes.
Permit windows
A short permit window can mean a bigger crew to finish in time, which raises the labour cost.
Packing
Packing everything adds materials and a packing day; packing only the kitchen and fragile items costs less.
Date
Month-end, weekends and the weeks before school starts are the busiest dates for Dubai movers.
Extras
Wardrobe dismantling, appliance disconnection, handyman jobs and storage are usually priced on top.

How to get and compare home moving quotes

  1. Fix the dates with both buildings

Confirm your move-out and move-in permits and lift slots before you lock the moving date.

  2. Share a full inventory

List every large item, or walk the mover through each room on a video call, including the balcony and storeroom.

  3. Ask for itemised written quotes

Compare crew size, truck size, packing materials, dismantling, extras and liability cover line by line, not just the total.

  4. Check payment and cancellation terms

Ask how much is due before the move, what is paid on the day, and what a reschedule or cancellation costs.

  5. Request a quote

Home moving questions

Short answers about house shifting and furniture moves in Dubai.

How much does house shifting cost in Dubai?

Typical market ranges, last checked October 2026, are AED 1,200–1,800 for a 1-bedroom apartment, AED 1,800–3,000 for a 2-bedroom apartment and AED 5,000–7,000 for a 4-bedroom villa, before packing. Access, volume and the date move a quote up or down.

Can I hire movers for just one or two pieces of furniture?

Yes. Ask for a small-truck or part-load quote rather than a full home move, and give the size of each item and the floor and lift details at both addresses.

Do movers in Dubai take apart and rebuild furniture?

Most full-service movers take apart and rebuild standard beds and tables. Large wardrobes and modular units are often charged per item, typically AED 100–400. Ask for the list of pieces in writing.

How far ahead should I book a home move in Dubai?

Book the building permits first, then the mover. Some buildings issue a permit within a business day and others take longer, and month-end dates fill up early, so start a few weeks ahead if you can.

Do I need a permit to move house in Dubai?

Most towers and gated communities ask for a move-out permit at the old address and a move-in permit at the new one. The permits guide explains what each developer asks for.

Is Movers Dubai a moving company?

No. Movers Dubai is an independent moving guide and quote-request service. When you send a request, it goes to a moving company that serves your area, and that company sets its own price.
